Clearing a house is rarely just a job of work. It is usually a death, a move into care, a relationship ending or a tenancy that went wrong – and whoever is left holding it is normally doing it while dealing with everything else. We try to make that part easy.
We clear the whole property: furniture, white goods, carpets, curtains, the loft, the garage, the shed and the bits at the back of the wardrobe nobody wants to look at. You do not need to sort it first, and you do not need to be there while we do it.
What a house clearance costs
Every clearance is quoted individually, and the quote is free either way – we will come and look, or you can send photographs of each room and we will price it from those.
| Property | What is included | How it is priced |
|---|---|---|
| One-bedroom flat | Furniture, white goods, general contents | Free quote |
| Two-bedroom house | Furniture, white goods, general contents | Free quote |
| Three-bedroom house | Including loft, garage and shed | Free quote |
| Four-bedroom or larger | Quoted after a free visit | Free quote |
The figure depends on how full the property is rather than how many bedrooms it has – a sparse three-bed can cost less than a crammed two-bed. That is exactly why we will not put a headline number on it and then change it on the day.
Probate and bereavement clearances
We do a lot of these, and we know the pressures. Executors are often working to a completion date, family are often travelling from a distance, and nobody wants to be hurried.
- We will work to a solicitor’s or estate agent’s deadline and confirm the date in writing.
- We put anything that looks personal – photographs, paperwork, jewellery, medals, letters – to one side in a box rather than throwing it, and we tell you about it before anything leaves.
- If items have a resale value, we will say so. You are entitled to know if something in the house is worth selling rather than clearing.
- We can clear with nobody present, and send photographs when it is done.
End of tenancy clearances for landlords
Tenants leave things behind. If you are a landlord or a letting agent in Cardiff, Newport or Caerphilly and you need a property emptied and swept between tenancies, we can usually turn it round in a day. We will issue a waste transfer note so your duty of care records are in order, and we can invoice the agency rather than take payment on the day.
How it works
- Tell us about the property. Number of rooms, rough idea of contents, any access issues, and the date you need it done by.
- Free look round, or photos. Whichever is easier. We price the whole job as one fixed figure, not a day rate.
- We clear it. Usually one day for a two- or three-bed, two for a larger or very full property.
- Swept and finished. We brush through and take the rubbish with us. You get paperwork if you want it.
What happens to the contents
Not everything in a house is rubbish, and we do not treat it as though it is. Anything reusable in reasonable condition we try to pass on for reuse. Metal, electricals, wood, cardboard and textiles are sorted and recycled. Only what genuinely cannot be reused or recycled goes for disposal, and that goes to a permitted site with the paperwork to prove it.
What we cannot clear
We cannot take asbestos, gas bottles, chemicals, oils or clinical waste. Older properties around the valleys sometimes have asbestos garage roofs, artex ceilings or old floor tiles – if you think there is any in the property, tell us before we start and we will point you to a licensed contractor for that part.
